One flat rate covers two scheduled wellness visits a year, your home maintenance reports, and seasonal reminders in between.
We visit twice a year
A 60–90 minute walkthrough, inside and out. We perform important maintenance items, and take 50–100 photos so you can see exactly what we saw without climbing into the crawl space yourself.

You get photos, plain-language notes, notes on completed maintenance, and potential upkeep items sorted to help you plan.
Continued Clarity
Each visit builds on the last. You get ongoing upkeep, seasonal reminders, and peace of mind.

What We Do On Every Visit

Interior
- Replace HVAC Filter(s)
- Lubricate garage door springs
- Toilets — check for secure mounting
Visual maintenance observations
- Ceilings and walls — water stains, cracking, visible sagging
- Windows and doors — condensation staining, visible seal failure
- Water heater — corrosion, drip pan or leak signs
- Flooring — water damage or soft spots near kitchens, baths, laundry; moisture readings where applicable
- Under-sink cabinets — visual review for leaks
Attic
- Apply HVAC condensate drain cleaner
Visual maintenance observations
- Insulation — approximate depth, coverage, visible gaps
- Ventilation — soffit, ridge, and gable vents unobstructed
- Water penetration — visible water staining or daylight through decking
- Pest activity — droppings, nesting material, chewed insulation
Crawl Space & Basement
- Test sump pump operation, where one is present
Visual maintenance observations
- Moisture — meter readings on framing and subfloor
- Vapor barrier — presence and condition
- Foundation walls and piers — visible cracking or settling
- Mold and mildew risk — visible growth or musty odor
- Pest activity — droppings, termite mud tubes, wood damage, or nesting
Exterior
- Apply HVAC coil cleaner on exterior coils
Visual maintenance observations
- Windows and doors — visible gaps and caulking/sealant condition
- Gutters and downspouts — visible overflow, sagging, or separation
- Siding and trim — visible settling, cracks, paint peeling, or pest damage
- Faucets and hose bibs — observation of visible leaks or damage
- Decks, porches, and steps — visible rot or loose railings
Water & Safety Checks
- Test operation of water main shutoff
- Water pressure drop test
- Test GFCI outlets in kitchen, bath, garage, and exterior
Visual maintenance observations
- Main shutoff — accessible, labeled, and free of corrosion
- Supply lines and valves — visible leaks or corrosion at accessible connections
- Smoke and CO alarms — present, powered, approximate age
- Electrical — visible exposed wiring or overloaded outlets
Pest Indicators
- Place sticky traps in attic and crawl space

- Vegetation — observed contact with siding, roof, or foundation
- Termite mud tubes — foundation, crawl space, exterior walls
- Droppings and nesting material — attic, crawl space, garage
- Wood damage — visible damage or frass

We’re local to Bowling Green, Kentucky and serve the surrounding areas. We’re starting deliberately small, with a limited number of homes, so every visit gets unhurried attention, in an area with older homes, many crawl spaces, and a real need.
